Almost every tract house in this city was built with a seven foot opening. A wakeboat on a tandem trailer wants nine or ten. That gap is what we solve, and it is a real job with real engineering behind it, not a bigger panel.

Garage door hardware fails faster near the coast, and the reason is not dramatic weather. It is the ordinary daily cycle of marine air. Salt aerosol settles on bare steel, humidity keeps a thin film of moisture on it overnight, and the two together turn every unprotected fastener, spring coil and roller stem into a slow electrochemical experiment. Nothing looks urgent for the first few years. Then a cable frays, a spring snaps early, and the door that was fine last month is sitting crooked in the opening.

Homes within a few miles of the water see this on a different timescale to inland ones. A spring rated for a certain number of cycles reaches that count regardless, but a corroded spring does not reach its rating at all, because pitting on the surface concentrates stress and the coil breaks early at the pit.

This is worth knowing before booking any overhead door service near the coast, because the correct parts specification is genuinely different here, and the difference is not expensive. It is mostly a matter of asking for it.

Where the corrosion actually starts

It is rarely the door panel. Panels are painted or clad and they hold up reasonably well. The problems live in the hardware behind and above them.

Springs

A torsion spring is bare spring steel, usually with a light oil coating that wears off. It sits horizontally, which means anything that settles on it stays on it. Surface rust on a spring is not cosmetic. Springs fail from surface defects, so a rusted coil has a shorter fatigue life than a clean one of the same rating.

Cables

Lift cables are stranded steel under constant tension. Corrosion between the strands is nearly invisible from the outside until the outer strands start to break and the cable looks fuzzy. That fuzz is the warning, and it usually appears at the bottom bracket first, where the cable wraps and moisture collects.

Rollers and bearings

An unsealed roller bearing takes in salt dust and holds it. The bearing stops rolling, the roller skids in the track, and the skidding wears a flat on the wheel and scores the track. Sealed bearings are the fix and they cost very little more.

Fasteners and brackets

Hinges, track brackets and lag bolts rust at the joint, which is exactly where the strength is needed. A rusted hinge does not usually snap. It elongates at the pin, the panel starts to move relative to its neighbour, and the door develops a rattle and a slight twist that is easy to mistake for a track problem.

The one thing that makes the biggest difference

Galvanised hardware. Not stainless, which is expensive and usually unnecessary, but hot dip galvanised springs, cables, hinges and brackets.

Galvanised springs are commonly available and are the single highest value upgrade for a coastal home. Same fit, same rating options, dramatically better corrosion resistance. Most suppliers stock them. Most standard quotes do not include them unless asked, because the default part is the cheaper one.

The same applies to cables and to the bottom brackets. When a coastal door is having spring work done anyway, that is the moment to specify galvanised throughout, because the labor is already being paid for and the parts difference is small.

What to look at twice a year

Coastal maintenance is not more complicated, it is just less optional.

Look along the top of both springs for orange discolouration or pitting. A light even film is normal. Distinct pits are not.

Check the cables at both bottom brackets, where they wrap. Look for individual broken strands standing proud of the bundle.

Spin every roller by hand. Grit that you can feel through a fingertip is salt dust in the bearing.

Look at the bottom of the door panel and at the bottom seal. Standing water and salt collect here, and a perished seal lets both under the door onto the concrete and the bracket bolts.

Check the track brackets where they bolt into the framing, particularly on a detached garage or one with a wall facing the prevailing wind off the water.

The lubrication mistake

This one is worth being specific about, because the wrong product actively accelerates the problem.

A general purpose penetrating spray is a solvent with a light oil. It cleans, it displaces moisture briefly, and then it evaporates, leaving the metal barer than before. Used repeatedly on coastal hardware it strips whatever protective film was there.

What springs, hinges, bearing plates and roller stems need is a lubricant that stays put. A garage door specific lubricant, or a light grease on the bearings, gives the surface an actual barrier against salt laden air. Apply it, then wipe the excess so it does not become a dust magnet.

Tracks get neither. A track is a guide surface, and grease in a track holds grit against the roller and makes wear worse. Wipe tracks clean and leave them dry.

Reading the symptoms in order

A coastal door usually announces its problems in a predictable sequence, and knowing the order tells you how far along it is.

First comes noise, because the rollers go before anything else. A grind that is worse on the first cycle of the day is bearings holding overnight moisture.

Then comes a slight unevenness. One side lifts a fraction before the other, or the gap under the closed door is wider at one end. That usually means a cable has stretched slightly or a bottom bracket has shifted.

Then the door starts to feel heavy on the manual test, which is the springs losing their fight.

Then something breaks, and it is almost always the cheapest part with the least warning, which is why the earlier stages are worth acting on.

When to stop and call someone

Any of these means leave the door closed and stop using it.

A cable that has visibly broken strands or has come off its drum.

A spring with a visible gap in it, which is what a broken torsion spring looks like.

A door that will not lift by hand with the opener disconnected, or that lifts unevenly and binds.

A door that has come off its track at any point.

These are not homeowner repairs, not because the steps are complicated but because the stored energy in the counterbalance does not care how careful you are being. Everything upstream of that list is genuinely worth doing yourself, and doing it in a marine climate buys years rather than months.

The practical takeaway for a house near the water

Specify galvanised parts whenever hardware is being replaced. Use a lubricant that stays on the metal instead of one that evaporates off it. Look at the cables and springs twice a year rather than never. Replace unsealed rollers with sealed ones at the first sign of grit rather than waiting for the grinding.

None of that is exotic and none of it is expensive. It is simply the specification a coastal home should have been given in the first place, and rarely is.

How to Measure a Boat or RV for a Garage Door That Will Actually Fit

Every week somebody in this city buys a boat, drives it home, and discovers that the garage it was going to live in has a seven foot opening. The boat is nine feet two. The conversation that follows is always the same, and it always starts in the wrong place, with a quote for a taller door, when it should start with a tape measure.

This is the measuring guide we wish people had before they called. It will not take you an hour. It will save you from paying for the wrong job, and in a decent number of cases it will show you that you do not need a job at all.

Six Numbers, in This Order

Write them down. All six matter, and people usually collect two.

  1. Opening height. Floor to the underside of the header, at the doorway. Measure at both jambs, because slabs are not level and older tract garages are frequently out by half an inch.
  2. Opening width. Jamb to jamb at the narrowest point.
  3. Headroom. Top of the opening to the ceiling.
  4. Lowest obstruction. Floor to the bottom of whatever hangs lowest inside: the opener rail, a light, a storage rack, a water heater flue, a duct run. This is almost never the ceiling, and it is the number that catches people out.
  5. Backroom. Depth from the doorway to the back wall. The open door and the opener need somewhere to live.
  6. Vehicle height. The one everybody guesses.

Measuring the Vehicle Properly

Guessing this number is how people end up buying a door that is still too short.

Measure it on the trailer. A boat is not a height, a boat on a trailer is a height. Bunk trailers, tandem axles and bigger wheels all add. A hull that draws eight feet six on the water routinely sits over nine feet on its trailer, and swapping trailers changes the answer.

Measure to the tallest fixed point. On a center console that is usually the top of the T-top or the antenna base. On a wakeboat it is the tower, which folds, so measure it folded because that is the state it will be in. On a bowrider it may be the windshield frame, but check the bimini mounting hardware, which often stands proud even when the canvas is off. On an RV it is essentially always the roof air conditioner shroud, not the roof, and the shroud can be six or seven inches on its own. Satellite domes, vent covers and a roof rack crossbar all count.

Measure on level ground. Doing it on a sloped driveway builds an error into the number that you will meet again later.

Then add a working margin. Two inches is the honest minimum: the bottom seal takes some, the opener stops short of full travel, and tyre pressure and load change ride height day to day. Four inches is comfortable. Anything under an inch is a bad plan, because you will eventually approach the opening slightly off square and clip something expensive.

The Slope Trap

Huntington Beach driveways are not flat, and a driveway that rises toward the garage is the single most common reason a carefully measured rig still does not fit.

As the trailer comes up the rise, the tow vehicle levels out first and the trailer is still tilted, which lifts the front of the boat. That tilt can eat three or four inches of effective clearance for a few seconds, right when the bow is at the doorway. A short steep apron is worse than a long gentle one.

If your approach rises, measure the vehicle again on the driveway with the rig positioned as it would be entering, and use the worse number.

Fitting Through the Hole Is Only Half of It

Here is what surprises people most. The rig passes the doorway, moves forward, and stops dead against something.

On a standard-lift door, the track curves at the top of the opening and runs back horizontally under the ceiling. The open door parks in that horizontal run. So does the opener rail and the trolley that pulls it. Your interior clearance behind the doorway is not the opening height; it is the opening height minus the door, minus the rail, minus whatever else is up there. Four to eight inches is typical.

This distinction decides which job you actually need:

  • The rig will not fit through the opening. You need a taller opening. That means framing, a new header, a new door, and on a two storey house an engineered header because it carries floor load. It is the expensive route.
  • The rig fits through the opening but not under the open door or the rail. You need a high-lift track conversion, or a jackshaft opener, or both. Far cheaper, usually a morning’s work, and it does not touch the structure.

Knowing which sentence describes you is worth more than any quote.

What High-Lift Actually Does

A high-lift conversion continues the vertical track past the top of the opening before turning it. The open door parks high on the wall instead of flat under the ceiling, and only its last section or two ends up overhead.

It buys interior clearance. It buys you nothing at the doorway, which is the misunderstanding worth clearing up. If you need the doorway taller, high-lift will not help you.

Vertical lift is the same idea taken all the way, with no horizontal run at all and the door parked straight up above the opening. It wants headroom roughly equal to the door height, so it belongs in shops and coach bays rather than attached tract garages.

Rough headroom guide, measured to the lowest obstruction:

  • Under twelve inches: low headroom territory, special hardware, no high-lift.
  • Twelve to eighteen inches: standard lift.
  • Eighteen inches to about four feet: high-lift is worth doing and buys you most of that.
  • Headroom near the door height: vertical lift is on the table.

A Taller Door Is a Heavier Door

If you do go taller, the panel is only the visible part of what changes.

Door weight scales with area, so a sixteen by ten door carries roughly forty percent more panel than the sixteen by seven it replaced. Insulated sections add more. A door that was two hundred and forty pounds can land near three hundred and fifty.

That flows through the whole system:

Springs. A torsion spring is specified by wire diameter, inside diameter and wound length, and all three are calculated from the door weight and the drum. There is no adjusting a seven foot door’s spring to suit a ten foot door. It is the wrong spring on both counts, because the travel changed as well as the load. An under-sprung door creeps down when you leave it half open, hammers the opener, and quietly transfers the whole load onto the cables.

Drums and cables. More door height means more cable, which means a different drum, which changes the moment arm the spring works against. Drums and springs are one calculation, not two.

Track. Two inch track covers most residential loads. Heavy or wide doors want three inch track with heavier hinges and end bearings. This is a spec decision, not a preference.

Opener. A standard rail is cut for a seven foot door and physically runs out of travel on an eight foot one, so it needs an extension kit. Past that, or on a high-lift, you generally want a jackshaft opener mounted on the torsion shaft, which frees the ceiling entirely. Whatever goes on, the entrapment photo eyes go back within six inches of the floor and both UL 325 reversal tests get run, and in California the opener has to carry battery backup, which has been required on residential installs since July 2019.

Salt, Because We Are Near the Water

A tall door has more hardware carrying more weight, in air that corrodes plated steel. Within a mile or two of the sand we spec galvanized track, coated springs and stainless fasteners on exposed hardware, and we look hard at cables at every service.

Lift cables corrode from inside the strand, so the surface can look sound while the core is going. On a light door that is a nuisance. On a three hundred and fifty pound door it is the sort of thing you do not want to learn about while the boat is underneath it.

When Not to Spend the Money

Some honest outcomes from this exercise:

  • You clear by three inches. Do nothing. Put a strip of tape on the floor where the trailer wheels should sit and drive slowly.
  • You are two inches short and the obstruction is a light fitting or a storage rack. Move it. That is a Saturday, not a contract.
  • You are two inches short at the doorway and the door itself is fine. A different bottom seal and a re-set opener stop occasionally find you the inch. Occasionally.
  • You are eighteen inches short at the doorway. There is no trick. Either the header comes up or the boat lives outside, and outside is a legitimate answer that a lot of people in this city choose.

The Short Version

Take the six numbers. Measure the rig on its trailer, folded, on level ground, to the highest fixed thing, and add two inches. Compare it to the opening for the doorway question and to the lowest obstruction for the interior question. Those two comparisons tell you whether you are looking at a track conversion, a re-headered opening, or a roll of tape on the floor.

4ruemontmartre works on garage doors across Huntington Beach, and most of what we do is height. This is a boat town with a truck problem. Half the driveways off Goldenwest St have something parked in front of the garage that will not go inside it, and the reason is almost never the width. It is the seven foot header that came with the house.

A standard residential garage door in California is seven feet tall. That was a sensible default in the era of sedans and station wagons. It is not a sensible default for a center console on a bunk trailer, a Class C coach, a Sprinter with a roof rack, or a half ton truck that has been lifted six inches and put on thirty five inch tires. Every one of those things arrives at the opening two to eighteen inches too tall.

There are two ways to buy that height. You fit a taller door, which means a taller opening and a rebuilt header, or you keep the door and change how it travels, which is what a high-lift or vertical-lift track conversion does. They cost different money and they solve different problems, and choosing wrong is expensive. This site is about how to tell them apart.

  • The tallest point is rarely the hullOn most trailered boats the number that matters is the radar arch, the tower, or a folded antenna, and it sits well above the gunwale. Measure the boat as it sits on the trailer, on level ground, and measure to the highest fixed thing.
  • Height adds weight faster than you thinkGoing from a seven foot door to a ten foot door on a sixteen foot opening adds roughly forty percent more panel. That is new springs, often heavier track, and frequently a different opener. The door is a system, not a panel.

    Clearance Questions Boat Owners Ask

    How tall does the door need to be for a boat on a trailer?
    Measure the boat on the trailer, on level ground, to the highest fixed point, which is usually a tower, arch or a folded antenna rather than the windshield. Add two inches for the door seal and the opener travel, and another two if your driveway rises toward the garage. Most trailered boats in the twenty to twenty four foot range need a nine or ten foot door.
    What is a high-lift conversion and when is it the right call?
    High-lift means the vertical track continues past the top of the opening before it curves, so the open door sits high and out of the way. It does not make the opening taller. It is the right call when your rig already fits through the opening but hits the open door, the opener rail or the track, which is very common with lifted trucks and roof boxes.
    Why do I need new springs just because the door got taller?
    Springs counterbalance weight, and a taller door is a heavier door. Going from seven feet to ten on a sixteen foot opening adds roughly forty percent more panel, and the drums change too, so the old spring is wrong on both the load and the travel. An under-sprung door drifts down, overloads the opener and puts the whole weight on the cables.
    Can my existing opener handle a taller door?
    Often not, for two separate reasons. A standard rail is cut for a seven foot door and will physically run out of travel, so an eight foot door needs an extension kit. Separately, a high-lift door usually cannot use a rail at all and wants a jackshaft opener on the torsion shaft. Both cases need the entrapment sensors reset within six inches of the floor to stay UL 325 compliant.
    Do I have enough headroom above the opening?
    Standard-lift torsion needs about twelve inches between the top of the opening and the ceiling. High-lift needs that plus the extra rise you are asking for. Vertical lift needs headroom roughly equal to the door height. Measure to the lowest obstruction, not the ceiling, because the light fixture and the water line count.
    Does living this close to the water change the hardware?
    Yes. Salt air eats plated steel, and a tall door has more hardware carrying more weight, so the consequences are worse. We spec galvanized track, coated springs and stainless fasteners on the exposed hardware within a mile or two of the sand, and we expect to see rust on any cable set that has been in a beach garage for a decade.

    Measure the Trailer, Then Call

    Go out with a tape before you ring us. Height of the opening, height of the ceiling to the lowest thing hanging from it, and height of the boat or coach at its tallest fixed point. With those three numbers we can usually tell you on the phone whether you need a conversion, a new door, or nothing at all. We would rather say nothing at all than sell you a header rebuild you did not need.
